Consider motion to approve the Bauer Heights Plat 4 Preliminary Plat subject to applicable Polk County Subdivision requirements in lieu of the City of Ankeny Subdivision Regulations. (County)
EXECUTIVE SUMMARY:
Bauer Heights Plat 4 is located outside Ankeny corporate limits, north of NE 54th Place and east of NE Berwick Dr. The property lies within the state statutory two-mile subdivision review area for the City of Ankeny. This 13.42-acre plat contains one lot, one outlot and one street lot as a replat of part of Bauer Heights Plat 3. Polk County indicates the property zoned as Estate Residential (ER). The proposed plat is not located within the City's Future Land Use Plan. The proposed development will utilize Des Moines Water Works and Berwick Water Association water service; and on-site individual sewage disposal. If annexed into the City of Ankeny, street lights and sidewalks will be the responsibility of the property owners.
