Consider motion to adopt RESOLUTION accepting the final plat for The Greens at Woodland Hills Plat 4, subject to applicable Polk County Subdivision requirements in lieu of the City of Ankeny Subdivision regulations.
EXECUTIVE SUMMARY:

The Greens at Woodland Hills Plat 4 is located outside Ankeny corporate limits, south of NE 66th Avenue between Highway 415 and Highway 69. The property lies within the state statutory two-mile subdivision review area for the City of Ankeny.

 

The 38.66-acre plat contains 39 single-family lots, three outlots and one street lot. The proposed plat is outside of the City of Ankeny Future Land Use Map. Polk County will be providing sanitary sewer service for this development and water will be provided by Des Moines Water Works. City staff does not think it is likely that the area will be annexed in the future. Staff recommends the City of Ankeny defer to Polk County subdivision regulation standards.
