Consider motion to approve the Cherkas Woods Preliminary Plat subject to applicable Polk County Subdivision requirements in lieu of the City of Ankeny Subdivision regulations.
EXECUTIVE SUMMARY:

The proposed plat is located just west of Ankeny's corporate limits, at the intersection of NW 78 Avenue/SW Oralabor Road/Highway 415 and SW Edgewood Lane. The property lies within the state statutory two-mile subdivision review area for the City of Ankeny.

 

This 45.36-acre plat is proposed for one single-family lot, where the Cherkas house currently sits, and two outlots. Polk County indicates that this property is zoned MDR-Medium Density Residential District. A cul-de-sac off of SW Edgewood Lane currently serves the single-family lot and an ingress/egress easement is provided to allow for future access to potential lots. No development is being proposed as part of this proposed plat.

 

The plat is merely an intermediate step towards the ultimate goal of replatting the property as The Woods at Rock Creek. Thus, the purpose of this plat is to create conveyable parcels in order to facilitate the transference and closing on the property.
