Consider motion to adopt RESOLUTION accepting the final plat for The Woods at Rock Creek Plat 1 subject to applicable Polk County Subdivision requirements in lieu of the City of Ankeny Subdivision Regulations.
EXECUTIVE SUMMARY:

The proposed plat is located just west of Ankeny's corporate limits, northwest of the NW 78 Avenue/SW Oralabor Road and SW Edgewood Lane intersection. The property lies within the state statutory two-mile subdivision review area for the City of Ankeny.

 

There are 19 single-family lots and three outlots proposed on the 45.36-acre final plat. Polk County indicates that this property is zoned MDR-Medium Density Residential District.  Street Lot 'A' or NW 79th Street will be dedicated to Polk County and provide access to the development from SW Edgewood Lane.

 

Sanitary service for the development will be provided by Polk County Sanitary Sewer and water will be provided by Des Moines Water Works. A note on the plat states that, "street lights and sidewalks will be the responsibility of the property owners if annexed by the City of Ankeny".
