SUBJECT:

Consider motion to approve Change Order #8 increasing the contract amount by $38,248.40 to Stahl Construction for the Ankeny Kirkendall Public Library Project.

EXECUTIVE SUMMARY:

Motion to approve Change Order #8 to Stahl Construction to allow for the substitution of quartz countertops and associated millwork in the Ankeny Kirkendall Public Library. 

 

When the library project was originally bid, the bidding environment and reported workload carried by contractors indicated that the overall bid price for the project would be near or over the estimate for the project, as prepared by OPN Architects.  To protect against a high bid, the architects specified lower grade materials for the counter tops  and desk areas within the public / high traffic areas of the library.  Specifically, plastic laminate counters were specified.

 

Despite the pre-bid indicators, the city instead received a very competitive overall bid for the project that was well below the budgeted funding for the project.  At this time, OPN Architects is proposing that the entry-level laminate counters be substituted with Stonehouse stock quartz counter tops.  This material is much more durable, lower maintenance and more attractive than the laminate.  This change order request is for the counters within the public areas such as the circulation desk, check-out stations, etc.  The counters in the office areas and break room will be the laminate as originally proposed. 

 

OPN Architects aggressively negotiated the amount of this change order with Stahl Construction and Library Director Sam Mitchel is in favor of this change.  It is recommended that Change Order #8 be approved at this time.
