7AZU Development Plat 1 is located just outside Ankeny corporate limits, at the southwest corner of NW Polk City Drive and NW Irvinedale Drive. The property lies within the state statutory two-mile subdivision review area for the City of Ankeny. The approximately 7.16 acre proposed plat contains one lot zoned General Commercial District and will utilize the City’s sanitary sewer network. The proposed plat is outside of the City of Ankeny’s Future Land Use Map, and City staff does not believe the area will be annexed in the future. Staff recommends the City of Ankeny defer to Polk County subdivision regulation standards. |
