Delaware Landing Plat 1 Final Plat is a proposed 8.35-acre (+/-) final plat located east of SE Delaware Avenue and immediately south of an existing Sam's Club in the southeastern quadrant of Ankeny. The final plat creates two lots with two different zoning classifications; Lot 1 is zoned C-2, General Retail and Highway Oriented Commercial District w/restrictions, while Lot 2 is zoned R-1, One-Family Residence District. Staff anticipates Lot 2 being rezoned at some point in the future prior to development on the lot. Access to the site will come via the existing Sam's Club private drive to the north of the site, while public improvements call for a right turn-lane and a traffic signal at the intersection of the Sam's Club private drive and SE Delaware Avenue. |
